WHAT IS A STRUCTURAL AS-BUILT BIM MODEL?

A Structural As-Built BIM Model is the digital representation of a structure according to what was actually built on site.

Unlike the design model, the As-Built model incorporates the final conditions of the project, reflecting the modifications made during construction to ensure that the digital information corresponds to the physical reality of the building.

More than just a record of the work, it constitutes a digital asset that facilitates the technical management of the project throughout its life cycle.

When the project has a point cloud from a 3D laser scan, the BIM model can be developed directly on this information, achieving a highly accurate representation of the existing condition of the structure.

WORK METHODOLOGY

Our As-Built update process is developed using a methodology aimed at ensuring that the BIM model faithfully represents the constructed structure.

TECHNICAL CONDITIONS

The accuracy of the As-Built model will depend on the quality and reliability of the information provided by the client.

When sufficient documentation is not available, additional technical visits, surveys, or validations may be required to ensure the correct updating of the model.

This service exclusively covers the updating of the BIM model according to the built condition and does not include structural design, preparation of structural plans, quantity take-offs or the development of new BIM models, except for separate contracting.

When the model is developed from a point cloud, this must be provided by the client in compatible formats (RCP, RCS, E57, LAS, or other previously agreed-upon formats). KAMON & CO. does not offer 3D laser scanning capture services unless established through a strategic alliance with a specialized provider.

LEVELS OF DETAIL (LOD)

  • LOD 100 – Conceptual

    Model with approximate information of the structural elements.
  • LOD 300 – Detailed
    Accurate model according to the dimensions and location built.
  • LOD 350 – Coordination
    Model with a higher level of detail to represent interfaces and encounters between elements.

The Development Level is defined according to the project requirements.

SOFTWARE USED

  • Autodesk Revit for the development, updating and management of the As-Built BIM model.
  • Autodesk Navisworks for coordination, review and validation processes of the model (when applicable).

Point cloud compatibility

When the client provides information from 3D laser scanning, we work with compatible formats for integration into Autodesk Revit, such as:

  • Autodesk ReCap (RCP / RCS).
  • E57.

  • LAZ.
  • PTS.
  • XYZ.

Note: The service includes the processing and integration of the point cloud provided by the client for the development of the As-Built BIM model. It does not include data capture using a 3D laser scanner.
