As-Built BIM Model MEPF (LOD 300–350)

As-Built modeling from technical documentation and point clouds (Scan to BIM)

THE DIGITAL MODEL OF THE ACTUAL STATE OF YOUR FACILITIES

We develop As-Built BIM models of mechanical, electrical, plumbing and fire protection systems (MEPF) that faithfully represent the installations executed on site.

This service provides organized and up-to-date digital documentation to facilitate operation, maintenance, future renovations, and comprehensive asset management.

WHAT IS AN AS-BUILT BIM MODEL?

An As-Built model represents the actual conditions of a building once construction is complete, incorporating the modifications made during execution to accurately reflect the installed infrastructure.

Unlike a design model, an As-Built document shows what was actually built.

BENEFITS

  • Reliable digital documentation of the constructed asset.
  • It facilitates future renovations and expansions.
  • Reduces maintenance times.
  • It reduces uncertainty in subsequent interventions.
  • It centralizes the building's technical information.
  • It facilitates the management of the infrastructure lifecycle.

WORK METHODOLOGY

1-Review of available information

We analyze record drawings, As-Built drawings, existing models, technical documentation, and construction records.

2-Information verification

We compared the documentation provided to determine the scope of the model update.

3-Development of the BIM model

We model the implemented installations according to the validated information.

4-Quality control

We reviewed the geometric consistency, the organization of the model, and the coordination between disciplines.

5-Delivery

The BIM model is delivered along with the files agreed upon contractually.

TECHNICAL CONDITIONS

The accuracy of the As-Built model will depend on the quality and reliability of the information provided by the client.

When sufficient documentation is not available, additional technical visits, surveys, or validations may be required to ensure the correct updating of the model.

This service exclusively covers the updating of the BIM MEPF model according to the built condition.

When the model is developed from a point cloud, this must be provided by the client in compatible formats (RCP, RCS, E57, LAS, or other previously agreed-upon formats). KAMON & CO. does not offer 3D laser scanning capture services unless established through a strategic alliance with a specialized provider.

LEVELS OF DETAIL (LOD)

  • LOD 100 – Conceptual
    Basic representation for general reference.
  • LOD 200 – General
Model with approximate information of the structural elements.
  • LOD 300 – Detailed
Accurate model according to the dimensions and location built.
  • LOD 350 – Coordination
Model with a higher level of detail to represent interfaces and encounters between elements.

The Development Level is defined according to the project requirements.

SOFTWARE USED

  • Autodesk Revit for the development, updating and management of the As-Built BIM model.
  • Autodesk Navisworks for coordination, review and validation processes of the model (when applicable).

Point cloud compatibility

When the client provides information from 3D laser scanning, we work with compatible formats for integration into Autodesk Revit, such as:

  • Autodesk ReCap (RCP / RCS).
  • E57.
  • THE.
  • LAZ.
  • PTS.
  • XYZ.

Note: The service includes the processing and integration of the point cloud provided by the client for the development of the As-Built BIM model. It does not include data capture using a 3D laser scanner.

WHO IS IT AIMED AT?

• CONSTRUCTION COMPANIES

• Audits.

• Engineering companies.

• Facility Managers.

• Asset managers.

• Maintenance companies.

• Building owners.

• Infrastructure operators.

IMPORTANT:

This service consists of the development of As-Built BIM models based on information provided by the client or through previously conducted surveys.

What is the difference between a design model and an as-built model?

The design model represents the intention of the project, while the As-Built model documents the actual conditions of the work once it is built.

HVAC, electrical networks, water and sanitation networks and fire protection systems, according to the contracted scope.

Final construction plans, existing BIM models, point clouds from a 3D laser scan, change logs, technical documentation and any information that allows validating the constructed condition.

No. The model can be developed using record drawings, existing models, technical documentation, and other information provided by the client.

Yes. When the client provides a point cloud from a 3D laser scan, we can develop the structural As-Built BIM model using that information as the main reference.

We operate under a 100% remote model, serving projects in Colombia and abroad from our origin in Envigado, Antioquia.

It facilitates the operation, maintenance, remodeling, expansion and technical management of the asset throughout its life cycle.

The economic proposal is defined according to the size of the project, the complexity of the structure, the information available, the required Level of Development (LOD), and the requested scope.
