5D BIM cost and quantity estimation

Budget control from the design stage: we link the BIM model with cost information to project, analyze and optimize the construction budget before building.

Cost as the fifth dimension

Every design change, translated into quantities and cost

5D BIM shows how each design change directly affects quantities, costs and the financial planning of the project. Our process combines quantity extraction from the model with up-to-date Colombian price databases (unit price analysis, inputs, labor, productivity rates and direct costs) to produce reliable, comparable and adjustable budgets.

Cost and time in the same model

Every package built, every cost on the curve

Scroll: the model is assembled package by package and the cumulative cost S-curve moves with it. This is how the financial impact of each phase is read before construction.

Scope

What we do in 5D BIM

  1. 01

    Quantities

    • Quantity takeoff (QTO) by discipline: architecture, structure, MEP and finishes
    • Material takeoff (MTO) from up-to-date models
    • Digital takeoff from BIM or 2D drawings where applicable
  2. 02

    Budget

    • BOQ and base budget by Colombian-standard chapters and items
    • Labor and equipment estimates with productivity analysis
    • Pre-construction budgets for early decisions
  3. 03

    Control

    • Re-estimates and change control (change orders) as the design evolves
    • Site progress linked to executed quantities
  4. 04

    4D + 5D integration

    • Cost integrated with the schedule
    • Financial impact anticipated by phase
    • Export to Excel, Presto, Power BI or your team’s format

Samples

From model to budget

Deliverables developed by the KAMON & CO. team: the model being quantified, quantities by family and the construction schedule. Tap any image to see it in detail.

  • Quantified model

Complete structural model, from the piled foundation to the roof, as the basis for quantities.

  • Quantities by family

Count and volume by category and element type, with the percentage of work completed.

  • Construction schedule

Work chapters and activities with units, durations and their bar chart.

Advantages

Why budget in BIM with ?

  • Dynamic budget

A budget that updates with the model when the design changes.

  • BOQ ready to tender

Quantities traceable to the model, organized by chapters and items.

  • Lower overrun risk

Deviations show up in design, not on site.

  • Planned purchasing

Quantities by phase to schedule purchases and supplies.

  • Financial control

Cost tracked against progress, with teams coordinated on the same data.

Frequently asked questions

Does 5D BIM reduce the final cost of my project?

It shows the cost impact of each design decision before construction and reduces the risk of overruns from miscalculated quantities or late changes. The final cost also depends on the design, the market and how the work is executed.

How accurate is a budget made with 5D BIM?

Quantities come straight from the model, so their accuracy depends on the model’s level of development (LOD) and the source information; prices depend on the cost database used. Both are set in the initial technical review.

Can I see how much the cost changes if I modify the design?

Yes. 5D BIM updates quantities and the budget when the design changes, showing how a change in materials, areas or systems affects the total cost.

Is it compatible with my current budget or cost format?

Yes. We can export quantities and the BOQ to Excel, Presto, Power BI or whatever format your team already uses, so 5D BIM fits your methodology without changing your processes.

Do I need a BIM model?

Not necessarily. We carry out digital takeoff from 2D drawings where applicable, or develop the model as a complementary service when the project requires it.

Which prices are used?

Up-to-date Colombian price databases: unit price analysis, inputs, labor, productivity rates and direct costs.

How much does a 5D BIM service cost?

It depends on the size of the project and the required level of detail. We quote from drawings, models or built areas.

How long does the budget take?

The timeline is set by the scale of the project or the date the client needs: we assess the scope and confirm in the quote whether it can be met. We reply to every inquiry in under 24 business hours, and the formal quote takes 1 to 2 business weeks from the moment we receive the complete information.

Do you work with clients outside Colombia?

Yes. We are a fully remote firm with projects in Colombia and abroad; we receive models in RVT or IFC and deliver quantities in the agreed format.

Do you sign confidentiality agreements?

Yes. When the project requires it, we sign a non-disclosure agreement (NDA) before receiving any information.
